The weekly market update · October 2, 2026 · Edition 26

The market, in plain English.

Every week, we distill what's happening with mortgage rates, housing, and the economy into a two-minute read — no jargon, no hype, just the numbers that matter and what they mean for you.

01

Mortgage rates hit 7.60% Wednesday — the highest since November 2023 — before easing to 7.54% Thursday.

02

The Fed's preferred inflation gauge came in cooler than expected at 3.4% — a welcome sign for rates.

03

September added just 29,000 jobs, making another Fed hike on October 28 less likely.

What happened this week

Three things moved. Here's each one, and why it matters — whether you're buying, own a home, or work with clients who do.

Rates touched a three-year high

Mortgage News Daily's 30-year fixed index climbed to 7.60% on September 30 — the highest since November 2023 — before easing to 7.54% on October 1. Freddie Mac's weekly survey rose to 7.28% and the MBA's to 7.30%, its sixth straight weekly increase.

Inflation cooled more than expected

August PCE inflation — the Fed's preferred gauge — held at 3.4% year over year, below the 3.7% economists expected. Core PCE held at 3.0%. Treasury yields eased after the release, which helped rates pull back Thursday.

A weak jobs report may keep the Fed on hold

The economy added just 29,000 jobs in September, well short of the roughly 85,000 expected, and unemployment ticked up to 4.2%. Many economists now expect the Fed to hold steady at its October 28 meeting rather than raise rates again.

Closer to home: Orange County

National numbers set the direction; your local market sets the price. In each email edition we break down what these trends mean for South Orange County specifically — inventory, days on market, and where the negotiating room really is. Want your city's numbers? Ask us directly.

This week's talking points

"Rates touched 7.60% this week — the highest since late 2023 — then eased to 7.54%." "Inflation came in cooler than expected, and September hiring was weak — both take pressure off another Fed hike." "Inventory is still near a decade high, so your buyers have room to negotiate."

The window to sell buyers on

MBS Highway's July survey shows buyer activity cooling — only 16% of markets report active buyers. That means serious clients face the least competition all year. When rates drop, the crowd comes back fast; this is the leverage moment for fence-sitters.

How we back you up

Send us any client scenario and we'll return real numbers within one business day — payment, cash to close, and rate options side by side. Fully underwritten pre-approvals help your buyer's offer compete like cash. Your client hears back fast; you look good.

Thinking about buying or refinancing?

Here's what this week's rates actually mean in dollars — and the honest way to decide your next step.

Looking to purchase

At this week's 7.54% average, principal and interest run about $702 a month for every $100,000 borrowed on a 30-year fixed (estimate, before taxes and insurance). That number is your budgeting anchor — not the headline rate.

A fully underwritten pre-approval before you shop tells you your real price range and makes your offer compete like cash. We'll run your exact payment — at today's rate, not a teaser.

Looking to refinance

The quick test: if your current rate is 0.75% or more above today's 7.54% — or you're carrying high-interest debt a cash-out could retire — the math is worth running. Below that, closing costs usually eat the savings.

We'll show you the break-even month in writing: what you'd save, what it costs, and how long until you're ahead. If the numbers don't work, we'll tell you to keep the loan you have.
